§1. General Provisions

1. The owner and administrator of the website available at www.bpbooking.pl (hereinafter: “Website”) is:

(hereinafter: “Lessor”).
2. The Website enables the reservation and payment for the rental of apartments located in Biała Podlaska (hereinafter: “Apartments”).
3. These terms and conditions define the rules for using the Website, making reservations, payments, and the conditions of stay in the Apartments.

§2. Conclusion of the Rental Agreement

1. The Apartment rental agreement is concluded remotely via the Website at the moment of making a reservation and confirming the online payment.
2. The party to the agreement is the person making the reservation on the Website (hereinafter: “Lessee”).
3. The Payer (the person making the online payment) may be a different person than the Lessee; however, the Lessee bears responsibility for the performance of the agreement, including compliance with the terms and conditions and coverage of any potential damages.
4. Reservation confirmation is sent electronically to the e-mail address provided by the Lessee in the reservation form.

§3. Payments

1. Payments for reservations are made exclusively online via electronic payment operators integrated with the Website.
2. The amount of the fee is determined each time upon making a reservation.
3. Failure to receive the payment within the specified time will result in the cancellation of the reservation.

§4. Check-in and Check-out
1. Check-in is possible from 14:00 to 23:30 on the day of arrival. The Lessee is obliged to inform the Lessor in advance of the planned arrival time.
2. Check-out takes place on the day of departure between 10:00 and 11:00.
3. Extension of stay is possible only after obtaining the Lessor’s consent.

§5. Rules of Stay

1. The following rules apply in the Apartments:
• no smoking,
• no organizing parties or events,
• quiet hours from 22:00 to 06:00,
• no pets allowed.
2. Children of all ages are welcome. The facility does not provide extra beds or cribs.
3. The Lessee is obliged to use the Apartment in a manner consistent with its purpose and with due diligence.

§6. Liability for Damages
1. The Lessee bears full financial responsibility for any damage caused to the Apartment or its equipment through their fault or the fault of third parties whom they allowed to stay.
2. Any noticed defects must be reported to the Lessor immediately.
3. In the event of damage, the Lessee is obliged to cover the costs of repair or replacement of the damaged property.
4. If the amount of damage exceeds the value of any potential security deposit, the Lessee is obliged to pay the difference.
5. The Lessor has the right to terminate the agreement immediately, without refunding costs, in the event of a gross violation of the terms and conditions.

§7. Complaints

1. The Lessee has the right to submit complaints related to the implementation of the rental agreement.
2. Complaints should be directed in writing or electronically to the Lessor at the following contact details:

3. Complaints will be considered by the Lessor within 14 days of their receipt.

§8. Personal Data

1. Personal data of the Lessee and the Payer are processed in accordance with legal regulations and the Privacy Policy available on the Website.
2. The controller of personal data is the Lessor.

§9. Final Provisions

1. In matters not regulated by these terms and conditions, the provisions of the Civil Code and the Consumer Rights Act shall apply.
2. The terms and conditions are effective from the date of publication on the Website.
3. The Lessor reserves the right to make changes to the terms and conditions, provided that the changes do not apply to reservations made before they come into effect.

§ 10. Cancellation Policy

1. The Guest has the right to cancel the reservation no later than 7 days before the planned arrival date, in which case they are entitled to a 100% refund of the payment made.

2. Cancellation made after the deadline mentioned in paragraph 1 results in the loss of the entire payment, which serves as compensation for the costs incurred by the Lessor and lost profits related to the inability to re-rent the Apartment.

3. Resignation from the stay less than 48 hours before the planned arrival, as well as a no-show on the day of arrival, results in no right to a refund of any fees paid.

4. Cancellation must be made in writing via e-mail, sent to the e-mail address indicated by the Lessor in the terms and conditions or the reservation confirmation. Cancellation made in any other form shall be deemed ineffective.

5. For the purpose of refunding funds, the Guest is obliged to provide in the e-mail a bank account number held in Polish currency (PLN) to which the refund is to be made.

6. The refund of the due funds will take place within 14 business days from the date of effective cancellation to the bank account specified by the Guest.
